Na Hale O Makena, sitting across the street from the ocean rather than directly on it and restricted to long-term rentals only, posted a median of $2.5075 million over that same window, with sales ranging from $2.065 million to $2.95 million. The Market That Doesn't
The other track belongs to Discovery Land Company, the developer behind Makena Golf & Beach Club. The site itself has a documented history: it was the former Makena Beach & Golf Resort, a 310-room oceanfront hotel that closed in 2016 and was demolished in 2018. Discovery, founded in 1994 by Mike Meldman, secured a Special Management Area permit in 2014 for a $230 million redevelopment that converted the old hotel footprint into private estate lots, beach cottages, and condominium residences. Membership at Makena Golf & Beach Club is not something you apply for on its own. You have to purchase real estate within the community first, then apply for membership as an owner. None of that activity reaches the median price you see when you pull up a Makena market report. The report is built from MLS data. The Discovery market largely is not on the MLS.
Why the Split Actually Matters
If you are comparing Makena to Wailea or Kihei using a headline median, you are comparing a number built almost entirely from the open-market side, in a neighborhood where the open-market side is a small fraction of total value. The 18 Maluaka Place sale from December 2025 shows how far that can swing in a single direction. The property, part of the gated Maluaka Estates enclave, was listed at $12.5 million and closed at $6.7 million, a nearly 46 percent reduction from ask. The listing also carried HOA fees of $1,000 per month, on a parcel that was still vacant land. That is not a story a median captures. It is a story about how thin comps and carrying costs interact on a piece of dirt that has not even been built on yet.
What This Means If You're Actually Shopping Makena
The practical takeaway is not that Makena is overpriced or underpriced. It is that the number on a market report is answering a narrower question than most buyers assume. Before you treat any Makena figure as representative, it helps to ask a short list of questions:
